how to find for real estate appraisal service?
i have my license in california for about 8 month now.i was working with 3 different mortgage company but all three closed down because of the market condition.
what should i do?what is the best way to get more clients?is online advertising a good way to start again?
I advertise on 3 different websites and I doubt if I get 2 appraisals a month through them. When I got my license, I went to all the banks and credit unions in my area and asked to be put on their approved list. I also talked to all the Attorneys for bankruptcy and estate appraisals. If you haven’t, get on the FHA roster. If this bail out goes the way they are saying, there will be a ton of FHA appraisals needed.I currently have more work than I can do.The biggest part of being busy is to service your clients. Don’t lie to them about return times on a report. Get them out fast and accurate. If there is a problem with getting into the home or with waiting on data, tell them. Always keep your client up to date on the report.Good Luck.

Short sale – GMAC Mortgage?
I’m trying to short sell my house in FL, only one lender – GMAC. I did a quick online appraisal and the value came at less than half what I owe them! I don’t live in the house, it’s been rented for over a year now, and the tenant is going to make an offer. Any recent experience with GMAC on short sale? Any word of advice would be appreciated. thanks.
Not GMAC in particular, but I did buy a short sale property for $200K last year that had $385K owed on it. And, the lender made the seller kick in an additional $10K in cash to approve it. So, that’s always a possibility if you have other valuable assets. But, just because the amount you owe is twice what you could get for it doesn’t mean they won’t approve it.
